The function of the Searls strategic land team is to source and secure medium and long term opportunities for its clients, either working to a brief or speculatively.


Using the latest search technology, the team identifies areas of land that have potential for future development and undertakes a series of thorough investigations to establish the land’s physical and planning suitability, before making contact with landowners and potential buyers.


Whilst the main areas of focus for Searls are in the south east, the team regularly undertakes specific searches in other parts of the country for clients and landowners.

London Borough of Bexley

Acquisition - Acquired for a client under the terms of a promotional agreement

Client - Strategic Land Company

Land parcel - 7 ac / 2.83 ha

Planning status - An outline planning application for 67 new residential units, including 35% affordable housing, was refused by London Borough of Bexley in January 2019. Our client is currently considering their options.

Prior use - Open Field on edge of settlement.

Mid Sussex District Council

Client - Regional, privately-owned housebuilder

Land parcel - 3 ac / 1.2 ha

Planning status - Planning Permission was granted in September 2014 for 23 new dwellings, including 9 affordable units.
